I was a first timer to Pattaya, first timer staying in a private villa and a very nervous first timer booking online with this company. Paul was very reassuring in all email responses and very helpful regarding our stay in Pattaya including transfer from the airport.
Villa was perfect in every way, the situation of the villa is perfect and the staff (daily cleaning staff, reps and management) were perfect.
Definately use Paul and his company again without doubt.

"Relaxation in Baan-Foxlea"
I can say that this villa is glamorous and it will charm you from the first minute. Everything what you need to take a rest is in place: car, VERY big pool, jakuzzi, outdoor sala, etc. Janitors and other staff are very freindly. I can't said anything bad about Baan-Foxlea, and if you would like to spend your vacation with your frineds in Pattaya - then that's will be the right selection. Terms and conditions
Booking deposit
A 15% booking deposit is required on receipt of confirmed availability, this is to be paid within 72 hours to guarantee your reservation. If payment is not received, except by prior arrangement, the company reserves the right to re-let the dates offered. The number of persons as listed on the booking detail for occupation is final, any extra persons found to be occupying the property will be charged for at a rate of 500 baht a day or asked to leave the premises.
Payment
Our payment terms are 15% deposit as above, 35% eight weeks prior to arrival with the remaining 50% due on arrival in the currency agreed. Deposit payments can be made by Visa/MasterCard or by Bank Transfer, while the remaining payment must be paid in cash. If the client wishes to pay the balance by Credit/MasterCard a 3.5% charge to cover merchant costs will be applied. On occasion a higher deposit may be required dependant on the owner; customers will be advised before booking of any variation.
Security deposit
Security deposits will apply as follows, this is a guide and may change subject to the individual owner based on the value of the Villa, fixtures and fittings.
1 – 3 bedroom THB 5000.00
4 - 5 bedroom THB 10,000.00
6+ bedroom THB 15,000.00
Deposits will be refunded on departure less any charges applicable as agreed.
Cancellation by the guest
It is understood that cancellations due to unforeseen circumstances occur from time to time. Please ensure you have adequate insurance cover for this eventuality.
Our refund policy is as follows:
15% deposit No Refund
56 to 62 days 75% of monies paid excepting deposit
42 to 55 days 50% of monies paid excepting deposit
35 to 41 days 25% of monies paid excepting deposit
28 to 34 days 10% of monies paid excepting deposit
27 days or less no refund can be applied.
Again please ensure you have adequate travel insurance coverage.
Cancellation by Thailand Holiday Homes
It is extremely unlikely this would ever be the case due to the number of properties we own/manage, however, we reserve the right to find you alternative accommodation similar to that booked or refund all monies paid. We can not accept any further liability other than the above, please ensure you have adequate insurance.
Personal Safety
The owners can not accept any liability or any claim whatsoever of any nature in or outside of the property arising from any incident. Guests are requested to take care and ensure when out or asleep all windows and doors are securely shut. Anyone caught jumping out of the windows into the pools will be asked to vacate their property immediately.
Pets
No pets are allowed into the properties, any pets found in the properties the Guest will be charged for a full clean.
Smoking
Please consider our non smoking guests and smoke outside the property, ash trays are provided.
Daily maid service
Daily maid service is included in the price the daily cleaning of your Villa consists of making the beds and cleaning your villa, it does not include washing up your dishes. If this service is required an offer to the maids of a nominal contribution will usually suffice. Your towels will be changed every other day and bed linen every four days. Extra towels can be provided if required at a laundry charge of 10 baht per towel per day. Damaged or un-cleanable soiled sheets will be charges at THB 2000 per set. Beach towels are not provided these can be purchased locally at very reasonable prices if required. For Palm Grove Resort there is a charge for a linen and towel change of THB 700 per time bookable at reception.
Water & Electricity
All prices include water and electricity charges. We have budgeted that a generous allowance, based on average use that a weekly allowance of 2000 baht is ample (400 units). If this amount is exceeded we reserve the right to charge 7 baht per unit exceeding that amount. Please do not use the air conditioning unnecessarily and switch off when going out! Larger 5 to 7 bedroom villas will be higher due to the size of the property please ask your Customer Care Manager to keep you advised of your electricity consumption as applicable.
Cars
These are supplied on many Pattaya properties free of charge for bookings exceeding 7 nights or more. This will be qualified at point of inquiry, all other destinations do not include a car unless specified on an individual case. The type of car will be decided by the company and is not negotiable, it will be a car that seats a minimum of 4 adults. The company reserves the right to change the vehicle at any time for any reason. This rule will only change if agreed in writing by the company at point of booking.
There is a 5000 baht insurance excess, in the unlikely event of any damage to the vehicle however caused this excess will have to be paid by the customer.
Liability
The owners or their agents can not accept any liability whatsoever for death, personal injury, accidents, loss or damage to persons or personal effects however caused. We strongly recommend our guests to take out insurance to cover this. Please be advised that any loss must be accompanied by a police report for insurance validation.
Force Majeure
The owners or their agents can not accept, or be responsible for any liable loss, damage or changes caused by force Majeure for example. strikes, floods, closure of airports, weather conditions or any such event beyond our control.
Swimming pool
Many properties have a private pool and the Village offers the use of a communal pool. We can not accept any liability for any injury caused as a result of the use of the pools. Please take care and ensure all children are supervised at all times.
Problems or complaints
All our properties are inspected daily and it is unlikely that you should experience any problems, however, in the event of any such problem please notify the management or staff as soon as possible. We will endeavor to rectify the problem immediately during normal working hours or the next working day. Please note that Thailand is a tropical country and insects and small creature are inevitable and beyond our control. Please ensure on completion of cooking all waste foods are disposed of and work surfaces are cleaned to ensure this is kept to a minimum.
Check in / out times.
Our check in times are after 1300hrs – check out by 1100hrs please abide by these times to avoid disappointment to following customers as the property needs to be fully cleaned and linen changed. These times must be strictly adhered to unless agreed in writing by prior arrangement. Meter readings will be read and the property checked before departure, please settle your account if any before departing.
General
We wish you to have a great time during your holiday, please be aware your home is located in a private residential area, please take care to respect noise levels after 10pm and do not use the communal pool where applicable.
